What's included in the Enhanced Package?+

The Enhanced Package ($210/month) includes everything in the Base Package, plus a direct booking website with SEO optimization and email marketing tools. The direct booking site includes a $600 initial buildout with hosting included in the monthly cost. This package helps you reduce platform fees by driving guests to book directly with you.

What's the Hardware Package?+

The Hardware Package ($75/month + $1,500 initial setup) includes a router, security cameras, thermostat, keyless lock, and smart controller — all pre-configured and ready to install. We connect everything to the router, provide installation instructions for your handyman, monitor device connections, and maintain automations for the lock and thermostat. If a device needs replacing, we ship a plug-and-play replacement at cost. Requires the Base or Enhanced Package.

Do I need a property manager if I use BnBNerd?+

No — that's the whole point. BnBNerd provides the tools and setup so you can manage your properties independently. You keep full control and keep more of your revenue by eliminating property management fees, which typically run 20–30% of your rental income.

Hosting Best Practices

Is short-term rental hosting worth it?+

With 10 STRs over 10 years of experience, the vast majority of bookings happen without incident. Most problems are handled without refunds. You need to build occasional issues into your business plan as a cost, find an income level that works for the effort, risk, and investment, and see if the necessary pricing works in your area.

How should I handle guests who want to throw a party?+

State clearly in your listings that parties are not allowed without prior approval, and set a limit on day guests. Anything above that number gets treated as extra guests for billing. When situations come up, consider the context — if dynamic pricing pushed your rates up or the guest booked a longer stay, you can be flexible with a small dinner party within reason.

Should I consider mid-term rentals to contractors?+

Contractors can be your most profitable guests. Mid-term rentals mean less turnover, and contractors are usually less picky about the property. They're especially valuable during winter months when short-term bookings slow down. Always compare your expected earnings: how much will you make keeping a long-term guest versus turning over to short-term bookings?

A guest is asking for a discount. Should I give one?+

Decide based on your expected earnings. If it's close to the requested dates and you might not fill them otherwise, or there's a benefit like a full-week booking when you usually only book weekends, consider it. Guests who ask for discounts may be slightly more particular, but not substantially so.

How should I handle extra cleaning costs?+

Figure out the market rate for your time and charge accordingly. If you're unsure, ask another host in your area or look at professional cleaning service pricing. Create a receipt for the extra work. Don't gouge the guest, but charge what's fair — and look at it positively: you're getting a deep clean paid for.

What's the best TV and streaming setup for a rental property?+

Get a Roku TV and add a few premium streaming channels. Disney+, Max, ESPN, and Prime work well since they support 3+ simultaneous screens and can be shared across properties. One account can cover your home and multiple rentals. Most guests end up using their own streaming accounts anyway, so overuse is rarely an issue.

How do I handle service animal requests at my short-term rental?+

You can only ask two questions: (1) Is this a service animal required because of a disability? and (2) What work or task has the animal been trained to perform? The service animal must remain with the owner at all times — if they leave it unattended in the house, it's not a service animal. You cannot charge a pet fee for a service animal; under the law, it's not a pet, it's medical equipment.

Reviews & Refunds

How do I deal with unfair refund requests from guests?+

If you're going to host long-term, you need to compartmentalize these experiences. Unfair situations will happen when dealing with large listing platforms and a high volume of guests — it's a cost of business. Fight it when you think you can win, but don't spend too much mental energy on battles that aren't worth it.

Should I worry about bad reviews on Airbnb or VRBO?+

Don't sweat occasional bad reviews. Most guests understand that a host with dozens of five-star reviews and a couple lower ones is a good host. If you've retained Superhost status, that speaks for itself. Hosts who obsess over all five-star reviews are focusing on the wrong metric — if bookings are stable or growing, guests aren't concerned about the occasional negative review.

A guest wants a refund or they'll leave a bad review. What should I do?+

Ask yourself: what do you value more — the money or the review? If you want the money, decline. If you're worried about the review, offer the refund. A middle ground: tell them you won't refund upfront, but if they leave early and you rebook those dates, you'll refund the amount from the new reservation. One bad review won't hurt you if your overall ratings are strong — but if your reviews are already middling, additional poor ones can do real damage.

Marketing & Growth

Should I invest in SEO for my direct booking website?+

You can learn SEO yourself, but it takes significant time and you likely won't match professional results. The bigger question is your market: if you're in a top-100 vacation destination, larger companies are investing far more to dominate search results. But if you're in a smaller market, you may well be able to rank at the top of unpaid search results — and that's where a direct booking site with good SEO really pays off.

I'm seeing a slowdown in bookings. What should I check?+

Booking slowdowns are common across the short-term rental industry, especially during winter. First, make sure you're listed on multiple channels — Airbnb, VRBO, and Google Vacation Rentals at minimum. Second, check whether you're using dynamic pricing software to automatically adjust your rates based on local demand, events, and seasonality. What channels should I list my short-term rental on?+
